Lending + BROKING FAQ's
A Finance Broker is an advisor that specialises in helping everyday families find and manage the loan for their dream home.
To put it simply: a Finance Broker acts as a go-between between you and the many financial institutions offering property loans. They act as your inside agent when it comes to navigating the world of property loans.
They are here to help with everything from determining how much you can afford to borrow to finalising your loan for you.
Working directly with your LKFS Financial Planner, your Finance Broker considers your whole financial picture before providing recommendations tailored to your unique needs, wants and goals.
At LKFS our team of Finance Brokers make sure that your loan will fit seamlessly into your overall financial plan – both now and in the future. That means less time spent worrying about potential financial challenges further down the track and more time enjoying your property.
Finance Brokers are paid on a commission basis by the lenders whose products they sell, not by you. Usually, a Finance Broker receives an upfront commission from the lender when you take out a loan. They also receive a recurring commission each year you are still repaying the loan.
Since Finance Brokers only get paid when you successfully sign up for a loan, it’s in their best interest to make sure that you choose a loan that is tailored to your particular financial circumstances.
A property loan is a long-term commitment, so it makes sense that a good mortgage broker should help you choose a loan with your long-term goals in mind.
Our team at LKFS works together to make sure your long-term financial interests are at the forefront of any recommendations made to you.
Yes, we hold an Australian Credit License (ACL) as required under the National Consumer Credit Protection Act.
We maintain the highest standard of training and education, as well as compliance with government regulations.
Absolutely! Our Finance Brokers at LKFS help people all across Australia. We have approved loans for customers in every state and territory, from small regional centres to large inner city suburbs.
financial planning faq's
Many people find major life events leave them with burning financial questions.
Perhaps they’re setting up a business, buying a new home, facing the death of a loved one, celebrating the birth of a child, or selling a business.
Having a clear financial strategy and plan for the future reduces anxiety, increases your chances of financial success and gives
you confidence and peace of mind. Any time is a good time to start planning for your future.

Many of our clients had an adviser when they first approached us. We’re always happy to provide a second opinion on your financial plan or portfolio – or simply to chat to see how we can help. We’re a friendly, knowledgeable bunch, so we’d love to chat with you and answer any burning questions you may have.
Many advisers still don’t provide a comprehensive financial planning service or detailed cash flow modelling – two things that are crucial when it comes to helping you achieve your goals in life. Instead of truly listening to what you need they focus on selling you financial products, as that’s how they make their money.

Our relationship is based on a simple three-step plan. In a nutshell, it starts with a quick phone call or video call from which we’ll arrange a free, no-strings initial 30 minute meeting. This is our chance to get to know one another and outline the ways in which we can help you achieve your financial goals.
If you decide to work with us, we’ll create a comprehensive financial plan based on your goals, responsibilities, investments, protection, tax planning, wills and powers of attorney. It’s a route map for success and a clear strategy for the future.
Once you’re up and running, an annual meeting will update your position, cash flow model, and progress, and we’re always on hand to provide support and to answer your questions.
Lots. Nothing happens without your say so.
The initial financial planning process is all about collaboration. We work with you to understand where you are, what you want from life, what your responsibilities are and any concerns you have about your current set up. Your goals and priorities are unique to you.
Once we’ve done our initial research, we’ll present your financial plan either in person or on a video call. Your plan will outline our suggestions on how to achieve your goals and recommend any financial products that will help you get there.
There’s no pressure to follow our advice, and we encourage you to take your time to consider our recommendations before making any decisions.
As much or as little as you like.
Any new investment we make on your behalf needs to be approved by you. Some clients want to understand the finer detail of all their investments; others prefer us to select on their behalf. Everyone is different, and you choose what works for you.
Our evidence-based investments are run on a discretionary basis. This means we can rebalance your portfolio every six months to ensure the mix of equity and bonds remains in line with your risk profile. It also allows us to make changes as and when required – to access new funds with lower charges, for example.
We’ve built our financial planning service around a simple three-step process that results in a detailed financial plan that’s designed to keep you on track to achieving your life goals. We charge a fixed fee for this plan. Because we’re paid for our time, we don’t need to earn commission for selling you a product or plan.
Of course, investments and financial products play a central part in many clients’ financial plans. You may have these already or you may need new ones to help you reach your goals.
Your financial plan clearly explains the reasons for any products we recommend and any fees we earn as a result. You’re under no obligation to follow our advice, and we recommend you take your time to consider any decision before taking action.
